Choosing a home builder is one of the biggest financial decisions you'll make. Get it right and you'll be in your dream home on time and on budget. Get it wrong and you could be facing delays, cost blow-outs, or worse — a builder who walks off the job halfway through.

What to Look For in a Melbourne Home Builder

Registration and insurance

Every builder in Victoria must be registered with the Victorian Building Authority (VBA). Check their registration at vba.vic.gov.au before you sign anything. They must also carry Domestic Building Insurance for projects over $16,000 — ask to see the certificate.

A clear, detailed contract

In Victoria, any domestic building work over $10,000 requires a Major Domestic Building Contract. Be wary of builders who resist giving you a detailed scope in writing. Vague contracts lead to disputes.

References from recent clients

Ask for references from projects completed in the last 12 months — and actually call them. Ask: did they finish on time? Were there unexpected costs? Would you use them again?

Questions to Ask Before You Sign

  2. Who will be on site day-to-day — you or a subcontractor?
  3. How do you handle variations and unexpected costs?
  4. What's your current workload and when can you start?
