The cheapest quote is usually cheap for a reason — thinner margins mean shortcuts somewhere. Compare quotes on what's included, not just the bottom line. A builder who's $10,000 more expensive but includes waterproofing, tiling, and all fixings is often better value than one who's left those out.
Every renovation uncovers something — old wiring, water damage behind tiles, asbestos in older homes. Always keep 10–15% of your budget as contingency. If you don't use it, great. If you do, you won't have to stop the job halfway.
Spending $120,000 on a kitchen renovation in a suburb where the median house price is $650,000 won't give you that money back. Research what renovated homes in your suburb are actually selling for before you decide on your budget.
Variations (changes after work has started) are expensive. Every time you change your mind once work has begun, you're paying for rework, new materials, and scheduling disruption. Spend more time in the design phase so you're certain before a single wall comes down.
A kitchen renovation doesn't take two weeks. Between design, permits, material lead times, and construction, budget 10–20 weeks from first meeting to completion. Plan your living arrangements accordingly — especially if you have young children.
In Victoria, any domestic building work over $10,000 must be done by a registered builder. Check at vba.vic.gov.au. An unregistered builder can't issue a building permit, can't provide the required warranty, and gives you no recourse if something goes wrong.
